Whether you require leasing services, which includes the showing of your property and tenant placement or full ongoing management of your rental property including twenty-four hour, seven day a week emergency on call service, our services fit every landlords' requirements.

We will show the premise to prospective tenants by appointment.
Reference checks with the previous landlord if at all possible and a second reference is contacted. All tenants must agree to a credit check before we will place them in the property. A written credit check report is obtained by EQUIFAX. Cost to the landlord is $30.00.
Negotiated tenancy agreement in place with each tenant with a copy to the landlord if requested. Initial six month fixed term leases recommended for new tenants. Tenancy Agreements are based on information provided on the Property Information Sheet by the owner.
Property Condition Inspection of the premise with tenant prior to occupancy and upon vacating.
Arrange maintenance and repairs as necessary (as per limit in management agreement). You will be contacted regarding repairs that may exceed agreed upon limit. Emergency repairs (as defined in the Residential Tenancy Act) will be dealt with immediately.
Collection and depositing all rental monies into our trust account each month and depositing net rent into the owner’s accounts by the 15th of the month.
Inspection of the premise at three months tenancy and on a yearly basis thereafter unless it is deemed to be necessary to perform more frequent inspections.
Monthly statements detailing income and expenses with copies of all invoices provided in the next calendar month. Our fee for this service is one half months rent upon tenant placement and 12% of the gross monthly rental income plus HST, and $25.00 monthly Admin Fee.
